There is nothing else I am trying to sell you here.
This is the larger picture I was trying to describe when we talked over a beer.
You are now sitting in the operator’s position. You can see the work immediately in front of you. I am standing slightly behind you, looking at the same field from the perspective of someone who has played this game many times.
I do not want to choose your direction for you.
I want to make sure you can see all the directions that may become available.

I originally described myself as standing behind you like an umpire behind a player.
You are the operator.
You will make the decisions, work with the people, manage the properties, learn the systems and determine what kind of company you want Batiya Realty to become.
I am not trying to operate the business for you.
My role is to stand behind you with experience and point out the larger field that can be difficult to see when someone is closest to the work.

WHY TWO DRAWINGS
Drawing One designs backward
I started from the eventual position—completed rehab, controlled opportunities, a living management company, contractors, website momentum, Nexus history—and worked backward to what must exist first.
Drawing Two operates forward
Then I turned the same plan around. From the Nexus and website, you look upstream at management, rehab, options, SEO, leads, and the first package.
Same strategy. Opposite ends.
They are not competing plans. Drawing One designs from the destination. Drawing Two runs from your seat at the plate.

You do not need to extract large profits from it immediately.

After the first cycle

The real value is what that position may allow you to do.
You can learn property management while completing the rehab.

You can develop contractors, systems and relationships while the management company develops clients and reputation.
Then, when the first complete property package is ready, you can test the market and decide what direction makes the most sense.
